Disclosed Peru home prices span $70,000 to $164,832 this month

PERU -- Six properties changed hands in Peru between June 19 and July 18, but only three deeds disclosed a sale price, ranging from $70,000 to $164,832 with a median of $99,000.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded six transfers in Peru during the period. Of those, three listed a consideration amount: $70,000, $99,000 and $164,832, putting the median at $99,000. The other three -- 17 Hillside Rd, 78 East Main Rd and 7 Haskell Rd -- were recorded without a disclosed price. Six recorded deeds in a month is a modest volume for a small town, though with half the sales carrying no price data, the figures available capture only part of the period's activity.

TOP SALES 16 Garnet Mountain Ln sold for $164,832 on July 10, the highest disclosed price of the period. Heather L. Belanger was the seller; the buyer was listed as EMM Loans LLC and Mortgage Electronic Registration Systems Inc. 12 Ash Ln sold for $99,000 on July 9. Christina M. and Raymond A. Siemer were the sellers; Greylock Federal Credit Union was the buyer. 51 Middlefield Rd sold for $70,000 on July 6. Arnold and Doris M. Sour were the sellers; Greylock Federal Credit Union was the buyer. Three additional deeds were recorded without a disclosed price: 17 Hillside Rd (deed in Bk 917 Pg 195, July 14, seller Norma Kerlinsky), 78 East Main Rd (July 8, seller Autumn Fetridge) and 7 Haskell Rd (June 24, sellers Jessica and Justin Russell).

NEIGHBORHOOD BREAKDOWN The six transfers were spread across six different streets -- Hillside Road, Garnet Mountain Lane, Ash Lane, East Main Road, Middlefield Road and Haskell Road -- with no street accounting for more than one sale. By price tier among the disclosed sales, two fell under $100,000 (Ash Lane at $99,000 and Middlefield Road at $70,000) and one fell in the $100,000-$200,000 range (Garnet Mountain Lane at $164,832). The three undisclosed-price transfers are distributed across Hillside Road, East Main Road and Haskell Road.

MARKET NOTES Two of the three disclosed-price transactions named a lender as the buyer of record: Greylock Federal Credit Union appears as grantee on both the Ash Lane and Middlefield Road deeds.
